Rainy Day Basement Systems Case Studies: Solving Sagging and Uneven Floors in Arlington, WA Crawl Space
Challenge
Leroy and his daughter, Sheryl, came to Rainy Day because the addition built onto their Arlington, WA, home had sagging and uneven floors, and gaps in the windows and door frames. They decided to get our free inspection and estimate to find a permanent solution for their foundation settlement issues. The home was in their family for a long time, and they wanted to make sure to get the major issues fixed for good. Sheryl said she, “Didn’t want to have to think,” about the repairs on the crawl space down the road.
Solution
Although it was a very tight crawl space, we were able to get the project started by first removing all debris. We then installed 72 feet of supplemental beam in the crawl space along with our SmartJack System. SmartJacks can permanently lift the beams and floor joists in a sinking crawl space. They are a fully-adjustable, high-capacity support system made of galvanized steel. We fastened the SmartJacks to the beams and tightened them in. Once those pieces were in place, we encapsulated the crawl space using CleanSpace to protect it from moisture. During this process, our team sealed, taped, and caulked penetrations and openings. After it was all said and done, the father and his daughter were able to have peace of mind and a more comfortable home.
