Steve and Betty M. of Anacortes were fed up with their nasty crawl space. Their vapor barrier was covered in filth, pieces of insulation were falling from the joists and there was evidence of rats and other pests. Their crawl space also revealed signs of moisture problems like mold growth and rotted wood. To best protect against further damage, we added drainage trenching along the perimeter of the foundation walls to capture all ground water seepage and direct it towards the SmartSump Pump we installed. The SmartSump was designed specifically for crawl spaces. It’s equipped with a high-quality cast iron Zoeller pump that can remove more than 2,000 gallons of water an hour. It also features an airtight lid which allows for easy access and prevents that water from evaporating back into the space. Steve and Betty opted to add a battery back-up system to their SmartSump. The UltraSump will automatically activate in the event that their initial pump fails, like in a power outage, and can remove up to 11,000 gallons of water on a full charge. We then sealed their crawl space with CleanSpace, a highly durable crawl space lining that greatly reduces moisture and humidity levels. Finally, we installed a SaniDry CBS dehumidifier to further control the humidity in the space.
These Anacortes homeowners suffered from a damp crawl space that was allowing musty smells to escape and waft into their home. They wanted a long-term solution that was going to control the moisture of the space and prevent mold and malodors in the future.
To accomplish this, we first located the lowest point in the space to install a Smart Sump Pump. Then a drainage trenching was added along the entire interior perimeter of the foundation walls to direct captured water seepage toward the pump. We encapsulated the crawl space with CleanSpace, a highly durable crawl space lining that greatly reduces moisture and humidity levels. The lining is strong enough to be attached directly to the foundation walls, creating a stable barrier that won’t tear or shift around. Finally, we added a SaniDry CX Dehumidifier to give the homeowners ultimate control over the humidity level of their crawl space.

Sarah was looking for a general inspection of her crawl space when she called Rainy Day. She was looking to sell her home and wanted to ensure it was in good shape prior to the sale. We sent out Jean-Paul Holcomb to do a thorough inspection of the Anacortes home. He recommended a system to fix the home, which was found to have a rodent infestation and moisture problems. We installed our crawl space drainage channel in shallow trenches at the inside perimeter under the home. We installed our SmartSump pump and 10 feet of an exterior discharge line. The space was encapsulated using our CleanSpace system, a durable vapor barrier that is sealed to all walls and floors. The piers were wrapped in CleanSpace to protect them from moisture damage. We finished with installing our SaniDry Sedona dehumidifier with an exhaust duct to keep humidity low. The solution helped fix the moisture and rodent problem while protecting the home for years to come.

Dave and Mary from Anacortes were dealing with rodents and water under their home. They had this problem for a few years and decided it was time to fix the leak and stop the pests permanently. In vented crawl spaces, rodents can be removed, but they typically come back over time. We sealed their crawl space and encapsulated it in our CleanSpace system. Blocking all the vents and encapsulating helps control the environment under the home and keeps the space dry. Along with installing a dehumidifier, they now stand the best chance of preventing mold, pests, and moisture in their home permanently.

After getting water seepage in their Anacortes home, Laurence and Kathryn decided they were ready to weatherproof their crawlspace. System Design Specialist, Ryan Adams, created a solution to install a system to protect it. The project began with cleaning out and hauling away old debris, existing vapor barriers, and insulation. We installed a water control system to guide water to the low spot of the crawlspace and maintain functional storage. The crawlspace was insulated and encapsulated using CleanSpace over the dirt floors and on the below-grade concrete walls. Once complete, the entire area is completely dry, safe, and usable.

After having his home in Anacortes, WA, for a few months, Josh began noticing his floors were uneven and the bedroom had visible rot. Even though he had a sump pump in the crawl space, water was leaking under his home. Inspector, Ed Upenieks, visited Josh for a free inspection and estimate to make a recommendation. He suggested removing the debris, fixing the groundwater seepage, and encapsulating the crawl space with a vapor barrier such as our CleanSpace system. This would take care of the problem for Josh and tackle the leak, the underlying source responsible for his uneven floors and wood rot.

Some of Martha and Harold’s interior doors in their Anacortes home were not closing properly. They called on Rainy Day because they thought the problem was due to a settling foundation, but when we inspected the crawl space, we discovered water was the root cause. Water was softening the soil and making the piers sink. To fix their problem, we installed custom drainage and added a sump pump system. We also sealed of the crawl space using a CleanSpace encapsulation system along with a SaniDry Sedona dehumidifier to improve the conditions they were experiencing.

When the concrete was poured for the basement walls of Russell and Katheryn’s Anacortes, WA home, new layers of concrete were poured on top of already dried concrete, causing cold joints between every batch. Cold joints are weaknesses and openings created when batches of concrete do not intermix. The homeowners had many of them in different areas, contributing to the flooding of their basement.
Wanting a sealed and dry basement in their home, they contacted Rainy Day. After our free inspection and estimate, we determined that in addition to a drainage system, CleanSpace would be beneficial to control moisture and humidity levels.
First, we installed the drainage system consisting of a SuperSump pump system, WaterGuard, LawnScape Outlet and IceGuard. If any water enters the basement now, the pump basket and WaterGuard will collect the water and send it back outside through the LawnScape outlet. If any pipes become frozen or clogged, the IceGuard will automatically dispose of the water to ensure that it does not end up coming out of the pump and flooding the basement. Never being able to clog or freeze, the IceGuard is a perfect backup water disposal device.
The WaterGuard is slotted piping system placed on the floor surface that collects water from the surrounding walls and floors. The SuperSump is composed of a Zoeller M53 pump and WaterWatch Probe Alarm. The reliable M53 has 1/3 horsepower and can pump up to 2,018 gallons of water an hour. The WaterWatch alarm sits on the SuperSump lid and sensors water levels, ready to sound off a signal if water rises above the operating range of the pumps so that Russell and Katheryn can figure out the issue before flooding occurs.
Lastly, CleanSpace was installed, creating a seal on the walls on top of the cold joints and helping direct any water that enters the pump and WaterGuard. CleanSpace is a 20mil thick flexible liner with thermal characteristics and 7 layers of puncture resistant plastic. It will help keep out moisture, mold, high humidity levels, cold drafts, and critters. All in all, CleanSpace will give Russell and Katheryn a controllable, stable and healthy home with lower heating and cooling costs.
Now, the homeowners have a basement that will stay dry even in the wet Washington weather!
Joe and Anthony Y.’s home in Anacortes, WA was only 11 years old when they started experiencing structure settlement from soft soils and water coming into their basement.
Looking for answers, they came across Tim Garrison, a highly accommodated professional engineer in Anacortes. Garrison recommended Rainy Day to Joe and Anthony, knowing that we could help them with both their flooding and foundation settling issues.
After our free inspection and estimate, we presented Joe and Anthony with information on how to solve their problems, giving pictures and detailed information on the issues at hand and what products would be reliable for years to come.
Their foundation issues were due to the wet clay-like soil that is common in Washington. Since it was built in 2006, the house had slowly been sinking in numerous areas, getting worse as the ground became softer and softer from water saturation. The size and weight of the very large home did not help, and Joe and Anthony knew that they had to act as soon as possible. The pier pad settlement was causing major cracking in the concrete surfaces of the basement drywall, as well as other walls in the home. The cracks in the wall contributed to the basement flooding.
To create a dry and healthy environment in their basement once more, we installed a TripleSafe pump system, providing the homeowners with a Zoeller M53 pump, M98 backup pump and UltraSump III battery backup system. This reliable system can pump up to 6,200 gallons of water per hour and is equipped with a WaterWatch Alarm to ensure that the homeowners will know if the water levels become too high. A drainage system consisting of perforated pipe, filter fabric, and gravel was installed in the floor around the basement to collect any water from the soil, floor, and walls and dispose of it in the TripleSafe. To remove the water from the pumps, we installed two IceGuards outside the home. IceGuards are automatic disposing pipes that will never freeze or get clogged.
Lastly, we installed SmartJacks in the sinking areas around the crawl space, giving support to needed areas and raising the floor back to its original location.
With the drainage system ensuring a dry atmosphere, and the SupportJacks pushing up support beams inside the perimeter of their home, Joe and Anthony now have a reliable system to keep their home healthy and safe for years to come.
An Anacortes homeowner called Rainy Day Basement Systems after 14 long years of dealing with a leaky crawl space. Chris L. was tired of finding standing water underneath his home and the musty smell of mold was becoming a real problem.
To help Chris solve these common basement challenges Rainy Day completely encapsulated their crawl space with CleanSpace. This is an antimicrobial lining that was made specifically to prevent against water and mold from penetrating into the space. To further assist in keeping the space dry, a SaniDry CX Air System dehumidifier was installed, which will regulate the humidity. To catch water seepage at the foundation walls, SmartPipe drainage trenches were installed. These will lead the water through the TripleSafe pump system, a system that uses three sump pumps that can work together or separately depending on the demands. All the unwanted water gets pumped out of the LawnScape outlet, a buried discharge line that leads all the water to a safe distance away from the home. Finally, an IceGuard was installed to prevent the discharge line from freezing or clogging and causing flooding.
Rainy Day is thrilled to have such a positive impact on Chris and his family’s quality of life.
