Steve and Betty M. of Anacortes were fed up with their nasty crawl space. Their vapor barrier was covered in filth, pieces of insulation were falling from the joists and there was evidence of rats and other pests. Their crawl space also revealed signs of moisture problems like mold growth and rotted wood. To best protect against further damage, we added drainage trenching along the perimeter of the foundation walls to capture all ground water seepage and direct it towards the SmartSump Pump we installed. The SmartSump was designed specifically for crawl spaces. It’s equipped with a high-quality cast iron Zoeller pump that can remove more than 2,000 gallons of water an hour. It also features an airtight lid which allows for easy access and prevents that water from evaporating back into the space. Steve and Betty opted to add a battery back-up system to their SmartSump. The UltraSump will automatically activate in the event that their initial pump fails, like in a power outage, and can remove up to 11,000 gallons of water on a full charge. We then sealed their crawl space with CleanSpace, a highly durable crawl space lining that greatly reduces moisture and humidity levels. Finally, we installed a SaniDry CBS dehumidifier to further control the humidity in the space.

These Anacortes homeowners suffered from a damp crawl space that was allowing musty smells to escape and waft into their home. They wanted a long-term solution that was going to control the moisture of the space and prevent mold and malodors in the future.
To accomplish this, we first located the lowest point in the space to install a Smart Sump Pump. Then a drainage trenching was added along the entire interior perimeter of the foundation walls to direct captured water seepage toward the pump. We encapsulated the crawl space with CleanSpace, a highly durable crawl space lining that greatly reduces moisture and humidity levels. The lining is strong enough to be attached directly to the foundation walls, creating a stable barrier that won’t tear or shift around. Finally, we added a SaniDry CX Dehumidifier to give the homeowners ultimate control over the humidity level of their crawl space.

System Design Specialist, Ryan Adams, created a solution to install a system to protect it. The project began with cleaning out and hauling away old debris, existing vapor barriers, and insulation. Michelle of Anacortes, WA, was interested in having her crawlspace looked at because she believed there was some mold growth caused by a poorly conditioned environment. Our inspector, Ed, came out and made a recommendation that would solve her problems permanently. We put in a new interior drainage system, along with our UltraSump pump system to control the moisture in the soil under her home. We installed our Foamax rigid foam insulation against the rim joist at the perimeter of the crawlspace to prevent condensation and maintain comfortable temperatures. The entire area was encapsulated in our CleanSpace system, leaving a healthy and dry crawlspace. We finished by adding our SaniDry Sedona dehumidification system. When the concrete was poured for the basement walls of Russell and Katheryn’s Anacortes, WA home, new layers of concrete were poured on top of already dried concrete, causing cold joints between every batch. Cold joints are weaknesses and openings created when batches of concrete do not intermix. The homeowners had many of them in different areas, contributing to the flooding of their basement.
Wanting a sealed and dry basement in their home, they contacted Rainy Day. After our free inspection and estimate, we determined that in addition to a drainage system, CleanSpace would be beneficial to control moisture and humidity levels.
First, we installed the drainage system consisting of a SuperSump pump system, WaterGuard, LawnScape Outlet and IceGuard. If any water enters the basement now, the pump basket and WaterGuard will collect the water and send it back outside through the LawnScape outlet. If any pipes become frozen or clogged, the IceGuard will automatically dispose of the water to ensure that it does not end up coming out of the pump and flooding the basement. Never being able to clog or freeze, the IceGuard is a perfect backup water disposal device.
The WaterGuard is slotted piping system placed on the floor surface that collects water from the surrounding walls and floors. The SuperSump is composed of a Zoeller M53 pump and WaterWatch Probe Alarm. The reliable M53 has 1/3 horsepower and can pump up to 2,018 gallons of water an hour. The WaterWatch alarm sits on the SuperSump lid and sensors water levels, ready to sound off a signal if water rises above the operating range of the pumps so that Russell and Katheryn can figure out the issue before flooding occurs.
Lastly, CleanSpace was installed, creating a seal on the walls on top of the cold joints and helping direct any water that enters the pump and WaterGuard. CleanSpace is a 20mil thick flexible liner with thermal characteristics and 7 layers of puncture resistant plastic. It will help keep out moisture, mold, high humidity levels, cold drafts, and critters. All in all, CleanSpace will give Russell and Katheryn a controllable, stable and healthy home with lower heating and cooling costs.
Now, the homeowners have a basement that will stay dry even in the wet Washington weather!
