Doug and Pamela’s home in Bow, WA, was built in 1937 with a basement. The area they lived in was susceptible to minor flooding occasionally during the winter. When it would flood, their house was surrounded by water which would leak into the basement. Their existing sump pump helped a little, but they were interested in discovering whether there was a solution that would keep the basement dry.
We had our specialist, Jean-Paul, out to provide a free inspection and estimate. During the appointment, he was able to figure out a way to better control groundwater for the home permanently. We did so by installing our WaterGuard Interior Basement Drainage, TripleSafe Sump Pump System, and Foamax Insulating Wall Panels. The entire system was customized to the home’s design to redirect moisture out from the basement and away from the home to keep it dry all the time.

WaterGuard Drainage Installation in Flooded Bow Basement
After a stormy winter weekend, Jim and Kathy S. had roughly 100 gallons of water removed out of their daylight basement. They were quite surprised by the amount of water their basement collected because Jim had already taken measures to avoid such occurrences. He dug drainage trenches to divert ground water and applied Thompson water seal to the concrete floor to prevent it from seeping up, which seemed to have worked because it’d been several years since they saw any water. However, because the trenches were dug outside the home, they were in the mud zone and bound to clog. And waterproof sealants can only provide a short-term solution, water will always find a path. After having such a substantial amount of water removed, they wanted professionals to provide a more permanent solution.
Our production crew got started with locating the lowest point in the basement to install the TripleSafe Sump Pump. It’s called the TripleSafe because it incorporates three pumps in one, including a battery back-up system. The crew then installed the WaterGuard drainage system. Rather than an exterior french drain that is inaccessible and bound to fail, the WaterGuard is an interior system that is above the flood zone, making it non-clogging and fully accessible. The walls were covered by 20 mils. thick lining called CleanSpace. The lining reduces the humidity and moisture levels while directing water seepage down towards the WaterGuard drain. All the captured water will drain out of the LawnScape buried discharge line that discreetly releases the water a safe distance away from the foundation of the home.
