Crawl Space Repair Case Studies: CleanSpace Crawl Space Encapsulation in Bellingham Home
Challenge
Don and Kerry M. have owned their Bellingham home for 23 years. Over the last 15, they began to notice more and more problems occurring in their crawl space, a space they use and visit often. They were especially concerned about water leaking into the space and causing mold and rotting wood. Having every intention of remaining in their home, Don and Kerry contacted Rainy Day Basement Systems to provide them with a long-term solution to their crawl space calamities.
Solution
To prevent future water seepage, they encapsulated Don and Kerry’s crawl space with CleanSpace, an antimicrobial liner that completely separates the home from the earth. In addition, they added vent covers, this finalizes the encapsulation and ensures that the space remains clean and dry. This encapsulation process combined with a SaniDry CX dehumidifier is the best way to control the humidity of the space.
A drainage trench was installed along the exterior of the foundation to add to the prevention of water seeping into the crawl space. The system collects water from the foundation walls and leads it directly to their SmartSump pump where it eventually is carried out by a LawnScape outlet. The SmartSump pump system is equipped with a cast iron pump and airtight lid and floor drain. This type of sump pump also has the WaterWatch alarm system designed into its cover. This unique system sounds an alarm if it detects water leaking, it also alerts the homeowner of a pump failure for any reason.
The LawnScape outlet is a buried discharge line that discretely transports the water a safe distance away from the house. Finally, an IceGuard was added to the discharge line to prevent floods from occurring in the instance of freezing or clogging.
