Crawl Space Repair Case Studies: New Homeowners Find Puddles of Water in Lake Stevens, WA, Crawl Space
Challenge
Kirstin & Travis were in the process of buying a home in Lake Stevens, WA, and the inspection came back indicating there was water in the crawl space. There were a few puddles under and on top of the existing vapor barrier, and the problem needed to be fixed prior to move-in.
Solution
The project began with Rainy Day removing the debris from the crawl space. We installed a TripleSafe sump pump system to pump out incoming water. The TripleSafe is connected to a downspout and discharges water out the line and through an IceGuard port, which prevents the water in the line from freezing. The downspout is key to preventing leaks. Left unfixed, a leak can potentially undermine the structural foundation of the home. Having a proper way to drain the water under your home helps manage this. We dug out under the footings and laid specialty iron ochre pipe. Iron ochre is an ongoing problem and can wreak havoc by clogging systems. Having the right tools to fix it is important for preventing worsening or costly issues down the road. After the piping was laid and concealed, the piers and strip footings were wrapped, and the CleanSpace encapsulation liner was installed. This works to help fix nasty, energy-wasting crawl spaces by reducing the moisture and humidity, therefore preventing mold growth. For this waterproofing project we also installed a SaniDry Sedona dehumidifier to keep the humidity low and removes excess moisture from the air. All vents were sealed with CleanSpace vent covers, leaving a perfectly encapsulated and energy efficient crawl space.
