Rainy Day Basement Systems Case Studies: Freeland Crawl Space Waterproofing
Challenge
Eric and Jodi F. lived in their Freeland home for 10 years. During that time, they had no problems with their crawl space. After they moved to California and put their home on the market, it turned out their crawl space flooded during heavy winter rains. To prevent the flooding, they had a drainage system installed to divert downspout water away from the foundation. Yet still after months, they found standing water in the space. Eric and Jodi contacted Rainy Day Basement Systems to waterproof their crawl space so they could get their house back on the market once and for all.
Solution
In order to properly drain Eric and Jodi's crawl space and prevent future moisture problems, we installed the SmartPipe drainage system. The SmartPipe is highly effective for crawl spaces because the pipe has large drainage holes lined with filter fabric. The fabric prevents silt and roots from entering the pipe and clogging the system. It also has a special flange that creates a small space between the wall and floor joint. This ensures that all moisture reaching the crawl space is being captured and removed.
To remove the captured water, a SmartSump Pump was installed. Equipped with a highly durable Zoeller 1/3-hp cast-iron pump, the SmartSump can pump up to 2,600 gallons of water an hour. It also includes the WaterWatch Alarm System that sits atop the pump. If water contacts the alarm, it alerts the homeowner that there is water reaching a level where it shouldn’t. All of the water is the discharged out of their LawnScape Outlet. The discreet buried discharge line allows the water to be released a safe distance away from the foundation. Finally, a new vapor barrier was installed to replace their tattered previous one.
Eric and Jodi were thrilled to have this issue taken care of and are ecstatic that their house is now back on the market.
