Challenge
A crawl space in a Sedro-Woolley,WA, home with water and drainage issues was in the process of getting sold to a new homeowner. The purchaser of the home noticed water marks on the foundation and wanted to incorporate the cleanup, vapor barrier, and drainage into the closing costs. After a free inspection and estimate, the real estate agent negotiated a deal and we were able to begin the project shortly after. The System Design Specialist for this project was Jean-Paul Holcomb.
Solution
To transform the crawl space, we started with cleaning out the space and disposing of debris. All of the existing vapor barrier, fallen insulation, and other loose organic materials were packed away.
At the low spot of the crawl space, we formed a hole to install our TripleSafe sump pump system. The new homeowners will have total peace-of-mind this incredibly reliable sump pump. One pump is ⅓ HP, the second is ½ HP, and the third is a battery powered backup pump. Not only are they protected in the case of power outages, the system will handle up to 6,200 gallons of water per hour if needed, protecting the house from flooding.
Ground water under the home is captured in perforated drainage piping installed at the perimeter of the crawl space where it is then pumped out. The sump pump connects to a discharge line through the wall to the IceGuard port on the outside of the home.
We also installed a buried exterior discharge line consisting of a 3 inch solid pipe in a shallow trench, and water can escape discretely from the LawnScape Outlet away from the yard and backfill areas.
Now the home has an effective way to manage the water under the home and prevent damage to the foundation in the years to come.
