Thomas and Robyn were having moisture problems in their crawl space that were leading to musty odors in their home. Their existing vapor barrier was dingy and was covered in dirt and in some places, standing water. To prevent future moisture issues, we installed a TripleSafe Sump Pump along with drainage trenching along the footing of the interior foundation walls. We then encapsulated the crawl space in CleanSpace, our highly durable 20-mil. thick crawl space lining. The space is now a clean and healthy environment that Thomas and Robyn plan to use for storage.
This Bellingham home was frequently experiencing problems in the crawl space including water leaks and mold growth, which had led to decayed wood that needed to be replaced. Don and Kerry M., the homeowners, informed the system design specialist that this had been a recurring problem for 15 years and that they had replaced some of the wood already. They were looking for a more permanent solution to their wet crawl space troubles.
We added drainage trenching around the perimeter of the interior footing of the foundation walls to direct captured ground water to the lowest spot in the crawl space where we installed a SmartSump Pump. The SmartSump is equipped with a 1/3 hp cast iron Zoeller pump and a WaterWatch alarm that will sound anytime water reaches a point it shouldn’t. An UltraSump was added as well. The UltraSump Battery Back-up is an additional pump that will activate in the event of an initial pump failure, like in a power outage. We then encapsulated the crawl space with CleanSpace, a highly durable crawl space lining that significantly reduces moisture and humidity levels in the space. CleanSpace also has an antimicrobial agent in the lining that further protects against the growth of mold and mildew. A SaniDry CX Dehumidifier was added into the space to give the homeowner full control over the conditions of the space.
Fred and Diane lived in their Bellingham home since it was built in 1994, and had no plans to leave. Fred checked the crawl space every couple of weeks and was already aware of the problems the space was experiencing; such as water intrusion, falling insulation, and rodent infestation. The couple reached out to us because they wanted a well-insulated crawl space that was moisture-free and practical for storage. After sending out a system design specialist to perform a thorough inspection and consult with the homeowners about what he recommends, Fred and Diane went ahead with the proposal.
We installed drainage trenching along the interior perimeter of the foundation walls to capture any ground water seepage and direct it towards the SmartSump Pump we placed in the lowest point of the space. SilverGlo rigid foam insulation was installed from the top of the stem wall to the floor of the crawl space. Thanks to a patented graphite infusion process, SilverGlo has a higher R-value than standard EPS foam. Its excellent thermal properties make it ideal for insulating crawl space walls because it won’t lose its R-value or be damaged by moisture. We then encapsulated the space with CleanSpace, a highly durable crawl space lining that greatly reduces moisture and humidity levels. Finally, we added a SaniDry XP Dehumidifier to further control the moisture levels in the space. The SaniDry is completely automatic and will activate, deactivate and drain its reservoir with little to no responsibilities to the homeowner.

Mice, birds, squirrels, and ants were inviting themselves right into Daria and Brad S.’ crawl space. On top of that, water leakage was an issue, despite their sump pump they installed years prior through another company.
They’ve lived in their 1988 house since 1994 and wanted to call it home for many years to come, so they contacted Rainy Day.
A drainage system upgrade was in order, as well as a strategy to seal the crawl space to prevent water and pests from coming in.
First, we installed a TripleSafe pump system, assuring protection from three common problems that cause flooding: pump failure, water volume being too high for a single pump and power outage. With the Zoeller M53 and M98 pumps, up to 6,200 gallons of water per hour will be able to be pumped out of Daria and Brad’s crawl space. If the M53 primary pump fails or cannot keep up with the amount of water coming in, the M98 senses that it needs to start pumping. If the power goes out, a circuit breaker is tripped or the pumps get unplugged, the UltraSump III battery backup system will start pumping water out. With its 120amp battery, it can pump up to 12,000 gallons of water before needing to be recharged. Once the power comes back on, the UltraSump III will automatically start recharging. Additionally, the WaterWatch Probe Alarm constantly detects the water levels and will go off if water rises above the opening range of the pumps, allowing for time to solve the issue before water damage occurs.
We also installed a drainage system consisting of perforated pipe, filter fabric, and gravel that collects water from the walls and floor of the crawl space, even from soil surfaces. To dispose of the water, we installed a LawnScape Outlet and two IceGuards. The LawnScape is an underground downspout extension that will move water from the crawl space, under the ground and up through slots on the surface far away from the foundation of Daria and Brad’s house. The IceGuards are outside discharge lines that will make sure water gets disposed of adequately and safely if any pipes get frozen or clogged, since they themselves are freeze-proof, blockage-proof and operate automatically.
Next, we installed drainage matting on the floor of the crawl space, creating airspace on the ground and enabling any water to flow to the pump. We placed CleanSpace on top of the matting to give drainage space, provide a thermal break and help keep out pests. CleanSpace a 7-layer 20mil thick inorganic plastic liner with puncture-resistant and flexible characteristics, antimicrobial additives to fend off mold and thermal and vapor-proof properties.
Finishing the job, we installed an EverLast Door, giving the crawl space entrance and an airtight seal to keep out outside air, water, animals, dirt and other unwanted debris. This door is heavy-duty and will last in damp environments, never rotting, rusting or warping.
