Crawl Space Encapsulation in Arlington

Marla and Gary E. contacted Rainy Day Basement Systems because they were interested in encapsulating the crawl space in their Arlington home. The crawl space was not particularly wet, but they liked the idea of having a durable and secure crawl space lining rather than a traditional vapor barrier that is easily shifted and needs to be replaced every so often.

Marla and Gary’s crawl space was encapsulated in our crawl space lining called CleanSpace. This lining is made up of seven layers including high and low density polyethylene reinforced with two layers of polyester cord. The lining is secured directly to foundation walls using nylon fasteners and then sealed to the walls with a polyurethane sealant to create a nearly impermeable barrier from the earth below. By separating the crawl space from the ground, CleanSpace greatly reduces the levels of humidity and moisture allowed into the space.

To further control the moisture, we installed a SaniDry CX Dehumidifier. The SaniDry CX is a completely automatic dehumidifier that activates based on the humidity level setting. It can remove up to 109 pints of water per day, and once the water reservoir is full, it will automatically drain. The SaniDry CX is the perfect dehumidifier for crawl spaces and require little responsibility from the homeowner.

While their crawl space didn’t seem to accumulate ground water seepage, it is always a good idea to have some type of drainage system in a crawl space in the event of a plumbing leak. For Marla and Gary’s crawl space, the SmartDrain Crawl Space Drain was the perfect solution. The SmartDrain is made up of a perforated base with an airtight lid and WaterWatch Alarm. The engineered shape of the lid requires water to fill the alarm pocket before draining into the base through a ball-and-cup design. When water fills the alarm pocket, the WaterWatch Alarm will sound similarly to a fire alarm to let the homeowners know that water is above the vapor barrier where it shouldn’t be. This will allow Marla and Gary to address any problems right away before more damage can be done.

When first bought the house in 2005 there was a small crack in the wall in SE corner of 2nd floor bathroom which is in the S side of the house. Over the last 10 years, the door to the 1st floor room in the SE corner of the house has become sticky to open and the floor is bouncy. The room in the SE corner on the 2nd floor is becoming sticky to open. Cracks in the garage floor which is located on the S side of the house seem to grow. Floors in general are getting "creaky". Recently I replaced the roof and noticed a crack in the wall on the N side of the house. I'm not extremely concerned about the house falling apart, but I am interested in getting a professional to take a look and provide any guidance and recommendations.
